Dubai Investments, a prominent Dubai-listed conglomerate, has successfully raised Dh1.9 billion ($529 million) through the sale of a 20 percent stake in its subsidiary, DIP Holding. This marks the United Arab Emirates' first initial public offering (IPO) of the year. The final share price was set at Dh1.12, positioning itself in the middle of the previously announced range of Dh1.10 to Dh1.15 per share, according to a statement from DIP Holding on the Dubai Financial Market (DFM) on Wednesday. Dubai Investments offered 1.74 billion shares of its unit to investors, indicating a market capitalization of Dh9.7 billion at the time of listing on the DFM.

The company stated that the pricing reflects a deliberate strategy by Dubai Investments to provide new shareholders of DIP Holding with an attractive entry point, offering a good dividend yield and aiming to foster long-term value creation for all stakeholders. The Dh1.12 per share price also suggests an approximate dividend yield of 7.5 percent, based on the projected annualised dividend of Dh725 million for the 2027 financial year.

The subscription period for the IPO, which commenced on October 27, concluded on November 3. The offering garnered significant demand from local, regional, and international investors, experiencing multiple times oversubscription across the announced price range, though the total size of the order book was not disclosed. The final allocation of shares to individual subscribers, eligible Dubai Investments employees, and eligible Dubai Investments shareholders is anticipated on November 10, with refunds scheduled to begin on the same date. Shares of DIP Holding are expected to commence trading on the DFM on November 11.

This successful transaction effectively breaks the recent lull in the UAE IPO market, which has historically been a vibrant hub for public floats, with both the DFM and the Abu Dhabi Securities Exchange attracting a consistent stream of listings in recent years. The broader Middle East IPO market experienced a slowdown last year amidst oil price volatility and geopolitical instability. In the region, companies raised $7.1 billion from 61 listings, a decrease from the $13 billion raised a year prior. Data from Dealogic indicates that UAE companies raised a total of $1.1 billion through three IPOs in 2025. The Iran war has further impacted investor sentiment, disrupting economic momentum in the region and prompting companies to postpone plans for tapping equity markets for capital.

Dubai Holding, the entity responsible for the mixed-use master development Dubai Investments Park, views the success of this public offering as a testament to the confidence in the country's capital markets. Dubai Investments Park, strategically located near Al Maktoum International Airport and Jebel Ali Port, currently hosts approximately 1,000 tenants, 5,700 subtenants, and over 150,000 residents. Established in 1997, the district encompasses a wide array of facilities including warehouses, hotels, retail outlets, schools, and medical centers, solidifying its status as one of the emirate's largest mixed-use developments.
