Aldar Properties, Abu Dhabi’s biggest listed developer, has launched a major development consisting of 778 homes spread across six buildings in the Saadiyat Cultural District, capitalizing on strong property demand. The inaugural phase of Sei Saadiyat will introduce 265 residences within two buildings, with official sales scheduled to kick off on September 16, according to a statement released by Aldar on Monday. The new collection offers one-bedroom, two-bedroom, and three-bedroom apartments, alongside unique two-bedroom lofts designed specifically around wellness, relaxation, fitness, and restorative living.
The name Sei translates to stillness and calm in Japanese. True to its name, the development features hot and cold garden pools, a Zen garden complemented by a serenity pool, outdoor yoga decks, three indoor gyms, dedicated outdoor fitness areas, and sports courts. Aldar noted that this project successfully introduces a loft-style format to its growing residential portfolio.
This latest project launch aligns with Abu Dhabi's ongoing efforts to expand Saadiyat Island into a premier cultural, residential, and tourism destination, featuring a dense concentration of museums, hospitality offerings, and residential projects. The Saadiyat Cultural District encompasses major cultural attractions such as the Louvre Abu Dhabi, Zayed National Museum, Natural History Museum Abu Dhabi, and teamLab Phenomena Abu Dhabi, with the Guggenheim Abu Dhabi museum also slated to open soon on the island.
Aldar also outlines plans to unveil additional projects targeting the luxury and middle-income segments in the second half of the year. The developer's group backlog reached Dh71.6 billion ($19.49 billion) at the end of June, with Dh59.9 billion located in the UAE, a factor expected to drive robust revenue recognition over the next two to three years. Financially, the company reported a 10 percent annual jump in second-quarter profit to Dh2.16 billion, supported by a 5 percent rise in revenue despite market uncertainty caused by the Iran war. Furthermore, in August, the Abu Dhabi sovereign wealth fund Mubadala Investment Company—through its subsidiary Mamoura Diversified Global—increased its shareholding in Aldar Properties from 27.01 percent to 28.03 percent of the company’s issued share capital.
