Dubai developer Nakheel has commenced the handover of 892 villas and town houses at the newly redeveloped Jebel Ali Village, located near Ibn Battuta Mall. This milestone comes more than four years after the community's original 290 homes were demolished.

Spanning 80 hectares, the revived development is designed to accommodate approximately 5,500 residents. According to Nakheel, the community will feature cycling routes, parks, a children’s play area, and a dedicated community centre.

“Jebel Ali Village has long held a special place in Dubai's residential history, recognised for its strong sense of community and enduring appeal,” stated Khalid Al Malik, chief executive of Dubai Holding Real Estate.

Originally established more than four decades ago to house port workers—specifically British and Dutch staff at the nearby Jebel Ali Port—the district eventually grew in popularity among various other nationalities.

The developer previously outlined that the new town houses range from 268 square metres to 315 square metres, featuring a terrace, en suite bathrooms, built-in wardrobes, a maid’s room, a laundry room, and a spacious two-car garage. Meanwhile, the villa collection includes four and five-bedroom layouts, boasting average plot areas of 641 square metres and 706 square metres, respectively.

Amid these handovers, the broader UAE real estate market continues to evolve. Cushman & Wakefield Core noted in its latest report that Dubai's sales prices rose 2 per cent annually in the second quarter, though they dipped about 4 per cent compared with the previous quarter due to regional uncertainty. Furthermore, approximately 32,000 residential units are projected for delivery in the second half of 2026, pushing total expected handovers for the year to roughly 55,600—marking the highest annual delivery volume since 2008.
