Tenants in Dubai are facing new challenges as electric vehicle adoption grows. James, a villa renter in Dubai, asked whether he or his landlord should bear the costs of installing an EV charger, obtaining approvals, and handling electrical upgrades, especially since the improvement will remain with the property after he leaves.

Experts advise that tenants should never install anything without written approval, as EV chargers require alterations to electrical infrastructure and community systems. The financial responsibility is a matter for negotiation between the tenant and landlord. Before spending any money, both parties should agree in writing on who pays for the equipment, installation, approvals, and electricity consumption, as well as whether the charger can be removed at the end of the tenancy or if the landlord should contribute to the cost.
