Dubai Investments, a prominent Dubai-listed conglomerate, is set to launch the United Arab Emirates' first initial public offering (IPO) of the year. The company aims to raise Dh2 billion ($543 million) through the sale of a 20 percent stake in its subsidiary, DIP Holding.

DIP Holding will offer 1.74 billion shares, with pricing expected to be between Dh1.10 and Dh1.15 per share. This pricing range suggests a market capitalization at listing of Dh9.5 billion to Dh10 billion, according to a statement released by the company on the Dubai Financial Market (DFM) on Tuesday. The subscription period for the offered shares commenced on Tuesday and will conclude on November 3. The final pricing of the deal will be announced on November 4, following the book-building process. The selling shareholder, Dubai Investments, has reserved the right to adjust the offering size before the subscription period ends, as indicated in the offer document.

Shares of DIP Holding, which manages the expansive mixed-use development Dubai Investments Park, are anticipated to commence trading on the DFM on November 11. This offering marks a significant revival for the UAE's IPO market, which had experienced a slowdown. The UAE, recognized as the Arab world's second-largest economy, has historically been a vibrant hub for public floats, with both the DFM and the Abu Dhabi Securities Exchange attracting a consistent flow of IPOs in recent years.

The broader Middle East IPO market saw a deceleration last year, influenced by oil price volatility and geopolitical instability. Regional companies raised $7.1 billion from 61 listings, a decrease from the $13 billion raised in the preceding year. Data from Dealogic indicates that UAE companies collectively raised $1.1 billion through three IPOs in 2025. The conflict in Iran has further dampened investor sentiment, disrupting economic momentum in the region and prompting companies to postpone plans for accessing equity markets for capital raising.

The DIP Holding offering is expected to serve as a crucial indicator of investor appetite for new listings, particularly given that some recent listings have shown weaker post-listing performance over the past two years. Dubai Investments Park, strategically located near Al Maktoum International Airport and Jebel Ali Port, is a substantial development established in 1997. It currently accommodates approximately 1,000 tenants, 5,700 subtenants, and a population exceeding 150,000 residents. The park features a diverse range of facilities, including warehouses, hotels, retail outlets, schools, and medical centers, solidifying its status as one of the emirate's largest mixed-use developments.

DIP Holding plans to implement a semi-annual cash dividend distribution policy. The company projects annual cash dividends of Dh700 million, Dh725 million, and Dh750 million for the financial years ending December 2026, 2027, and 2028, respectively. The first post-IPO dividend distribution, amounting to Dh350 million for the second half of 2026, is scheduled for payment in April 2027. Eligible shareholders will receive a dividend covering the entire second half of 2026, rather than just the period after their admission to the market. Based on the projected annual dividend of Dh725 million for 2027, the IPO price range implies a dividend yield of approximately 7.27 percent at the upper end and 7.60 percent at the lower end of the range.
