For nearly two centuries, the affluent north London suburb of St. John’s Wood was characterized by the sounds of soldiers and horses. Originally established as barracks in 1812, the area housed the Royal Horse Artillery and later The King’s Troop, which even hosted visits from King George VI and Queen Elizabeth II. The King’s Troop concluded its final ceremonial parade in St. John’s Wood High Street in 2012 before moving to Woolwich. Now, the 2.2-hectare site, formerly known for military activity, is alive with the sounds of construction as 120 luxury residences are being developed. The National was granted exclusive access to the site, including a preview of the first show apartment, which is priced at £14.895 million. The development also features the shell of a penthouse and a renovated original riding school, which will be repurposed into a sports hall and leisure facilities. The initial phase of homes has been released to the market, with the first residents expected to move in by 2028. The St. John’s Wood Square development comprises townhouses, apartments, and penthouses.

The vision for St. John’s Wood Square originated with Ananda Krishnan, the Malaysian-born entrepreneur and philanthropist renowned for his involvement in the Petronas Towers and the Kuala Lumpur City Centre (KLCC) development. He acquired the site in 2012. Following his passing in 2024, the project is now led by executive chairman Sir George Iacobescu and chief executive Gareth Stow, who had a long-standing professional relationship with Mr. Krishnan.

To understand the preferences of international buyers, the development team commissioned a YouGov survey of 758 potential buyers from the UAE and Saudi Arabia who expressed interest in UK property. The survey revealed that security is the paramount concern for 33% of respondents when choosing a luxury property in the UK. Safety was also a significant factor for 29% when selecting a neighborhood. Security services were identified as the most desirable amenity by a substantial margin, with 56% prioritizing them. The research also indicated a strong demand for London properties, with 63% actively seeking to purchase in the city within the next year. Lifestyle, privacy, and connectivity were also deemed important, with 21% highlighting the need for convenient access to central London, Mayfair, the West End, and key business districts. Wellness, dining, and sporting facilities were noted as key lifestyle priorities.

Tom Mann, sales, leasing, and marketing director at St. John’s Wood Square, emphasized that security is the fundamental element of a desirable home, advocating for systems that are both effective and unobtrusive. The estate is monitored by a 24-hour security team and over 400 AI-equipped cameras designed for behavioral recognition to detect anomalies. Access is strictly controlled, ensuring only residents and authorized personnel can reach specific floors. The robust, approximately 185-kg front doors provide a tangible sense of security. Mr. Mann detailed the layered security approach, including an airlock system for the car park and residential entrances, where one set of gates must close before another opens. He stated, “From the 24-hour security team to the Category 3 wired alarms in every home, we have planned both the operational and physical security to be incredibly thorough and integral to the estate.”

Mr. Mann added that these research findings align with their observations of international buyers' priorities. “When choosing a home in London, security, privacy, and peace of mind are fundamental,” he remarked. The development offers apartments, penthouses, and townhouses, with prices starting at £35.5 million and an average size of 3,260 square feet. Residents will have access to a comprehensive suite of amenities, including a wellness center, a 20-meter swimming pool, a spa, sports grounds, a private dining room, a cinema, a games room, a business suite, and a children’s play area. The three-bedroom show apartment, designed by British designer Portia Fox, who has extensive experience with high-end residential projects in the Middle East, including Dubai, is now available. Her portfolio includes notable projects such as AVA at Palm Jumeirah and Regent Residences in Business Bay.
