Flow, the residential real estate company launched by WeWork co-founder Adam Neumann, is actively expanding its workforce as it officially initiates operations in the UAE. The US-headquartered property owner and operator secured a commercial licence from the Dubai International Financial Centre, the company announced in a statement on Tuesday.

"We’re in advanced negotiations for our first properties in the UAE and expect to open our first communities by the first quarter of 2027," stated Arif Shah, chief executive of Flow UAE, with planned projects spanning both Abu Dhabi and Dubai.

Mr Shah confirmed that recruitment is underway to build the local team, having already brought on 10 new hires over the past three months. "At a time when some companies are being cautious on hiring, we’re doing the opposite. We’re establishing a global design and development centre of excellence in Dubai," he said. Additionally, an experience centre in Al Quoz is scheduled to open by December, functioning as both a design studio and the company's Dubai office.

The Dubai-based team will also direct and support Flow development projects on a global scale, initially focusing on the US and Saudi Arabia. "We now have a team of 16 people based in Dubai and are continuing to recruit across a number of functions. We’ll likely be 40 to 50-strong by the end of the year," Mr Shah added.

The UAE property sector continues to experience robust growth and investment attraction despite external challenges. Investments in completed real estate projects in Dubai surged by more than 50 percent in the first half of 2026, according to state news agency Wam, citing data from the Dubai Land Department. Total development value through June reached Dh111 billion ($30.2 billion), marking a 52 percent year-on-year increase from Dh73 billion during the same timeframe in 2025. Furthermore, the Arada's UAE Property Investment Index released in June ranked the UAE as the world's leading real estate investment destination.

Adam Neumann originally established Flow in 2021 with a $350 million investment from US venture capital firm Andreessen Horowitz (a16z). Flow expanded into Saudi Arabia in 2024 by acquiring approximately 1,000 units and currently maintains a $2.5 billion portfolio encompassing 8,500 residences under management or development.
