Dubai recorded 86 residential transactions exceeding $10 million in the third quarter of this year, marking a 17% decrease year-on-year. Despite a challenging geopolitical climate influenced by the Iran war, wealthy investors continued to show strong interest in the emirate's real estate market. Property consultancy Knight Frank reported that 13 of these deals were for homes valued at over $25 million, while the remaining 73 transactions fell within the $10 million to $25 million bracket, collectively valued at Dh3.93 billion ($1.07 billion). The higher-value transactions, though fewer in number, constituted approximately 15% of the total $10 million+ sales but accounted for nearly 32% of their total value.

Faisal Durrani, partner and head of research, Mena at Knight Frank, noted that while the volume of sales in Dubai's luxury homes market remained high in Q3, it was lower than the previous year. He also pointed out that prices in the city's 10 prime neighborhoods experienced a 5% dip between the second and third quarters, the first such decline since 2020. Overall prime transaction volumes are down 29.4% compared to the same period last year. Durrani attributed the slowdown in market activity primarily to the ongoing regional conflict, stating that the intermittent nature of hostilities predictably dampens confidence.

Despite these short-term volatilities, Dubai and Abu Dhabi continue to attract affluent individuals due to government initiatives promoting economic growth, including favorable tax environments, business-friendly policies, and substantial infrastructure investments. A report by Boston Consulting Group forecasts that net wealth in the UAE will surge to $6 trillion by the end of the decade, with a projected increase of over $2.3 trillion in the five years leading up to 2030, reflecting a 10.6% annual growth rate. Furthermore, Savills reported that Dubai and Abu Dhabi are recognized among the top 10 global destinations for next-generation wealth, ranking eighth and tenth, respectively, for the anticipated intergenerational wealth transfer of $84 trillion over the next two decades.

In the first nine months of the year, Dubai saw a total of 412 transactions for homes valued at $10 million or more, an increase of 15% year-on-year, with a combined value of approximately $6.67 billion. However, transaction volumes in Q3 were about 34% lower than in the preceding quarter.

Palm Jumeirah led the market in Q3, recording 27 transactions worth Dh2.01 billion, representing 31% of luxury home sales and 35% of their total value. Louis Harding, partner and head of UAE residential at Knight Frank, highlighted that the 9.1% easing of prices over the past 12 months makes Palm Jumeirah offer
